Flat Roof vs Pitched Roof — Which is Better for Your Home?

If you’re planning a new roof for an extension, garage or property, one of the first decisions you’ll face is whether to go with a flat roof or a pitched roof. Both have their advantages and disadvantages — here’s everything you need to know to make the right choice. What is a Flat Roof?Despite the name, flat roofs aren’t completely flat — they have a very slight slope to allow water to drain off. They are commonly used on extensions, garages, commercial buildings and some modern homes. What is a Pitched Roof?A pitched roof has a steeper slope and is the most common type of roof on UK homes. They come in various styles including gable, hip and mansard roofs.Cost ComparisonFlat roofs are generally cheaper to install than pitched roofs because they require less material and less labour. A flat roof on a typical single storey extension might cost between £1,500 and £4,000 depending on size and materials. A pitched roof on the same extension would typically cost between £3,000 and £8,000.However cost isn’t everything — the type of roof that’s right for you depends on several other factors too.LifespanThis is where pitched roofs have a clear advantage. A well maintained pitched roof can last 50 to 100 years or more. Modern flat roofs using quality materials like EPDM rubber or GRP fibreglass can last 25 to 50 years — significantly better than older felt flat roofs which often only lasted 10 to 15 years.MaintenanceFlat roofs generally require more regular maintenance than pitched roofs. They are more prone to pooling water, debris build up and UV damage. That said modern flat roof materials are much more durable than older options and require minimal maintenance if installed correctly.Pitched roofs are lower maintenance overall but ridge tiles, flashing and mortar joints will need checking and repointing periodically.AppearanceFor most traditional UK properties a pitched roof looks more in keeping with the style of the building. Flat roofs can look great on modern extensions and contemporary properties but may look out of place on period homes. In conservation areas or on listed buildings you may need planning permission for certain roof types — always check with your local council before proceeding.Which is Better for an Extension? For most single storey extensions in the UK a flat roof is the most practical and cost effective choice. Modern flat roof systems are highly reliable and the lower height means they don’t block light from upstairs windows. For larger extensions or where appearance is a priority a pitched roof may be worth the additional cost.Get Expert Advice from Cole RoofingNot sure which type of roof is right for your project?
